The Summer market is in full swing in Victoria and not much has changed over the last few months. Listing inventory has continued to increase while sales have remained flat. Overall prices have dropped slightly but are remaining stable. The market remains in favour of Buyers. Similar to the Spring Market, not much should change in the coming months with speculation that the Bank of Canada will not change the overnight interest rate in the coming months.
Below are some statistics for June 2026 throughout the Greater Victoria region.
Listing Inventory:
There were 4,054 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of June 2026, an increase of 0.6 % compared to the previous month of May and a 7.3 % increase from the 3,778 active listings for sale at the end of June 2025. Buyers continue to have the upper hand in this market, with a lot of homes to choose from. Sellers must price correctly to attract any interest from Buyers.
Sales:
A total of 719 properties were sold in the Victoria Real Estate Board region this June, 5.5 % fewer than the 761 properties sold in June 2025 and 0.8 % more than sold in May 2026. Sales of condominiums decreased by 26.9 % from June 2025, with 182 units sold. Sales of single-family homes decreased by 3.5 % from June 2025, with 388 sold. Overall, sales are lower than 2025 numbers, but have remained stable this spring and summer.
Average Victoria Real Estate Prices:
The Multiple Listing Service® Home Price Index benchmark value for a single-family home in the Victoria Core in June 2025 was $1,334,500. The benchmark value for the same home in June 2026 decreased by 0.6 % to $1,326,500, down from May’s value of $1,339,000. The MLS® HPI benchmark value for a condominium in the Victoria Core area in June 2025 was $559,900, while the benchmark value for the same condominium in June 2026 decreased by 1.9 % to $549,200, down from the May value of $551,400. Not only are prices down from 2025, but they have also dropped slightly from May’s numbers this year. The excess supply of listings combined with high interest rates appear to be catching up with our market. Not much should change in the coming months but prices could soften further.
