Before listing their home, sellers should consider several key questions to ensure a smooth and successful sale process. These include:

  • What is my home’s current market value, and how should I price it competitively? A comparative market analysis (CMA) from a REALTOR® helps set the right price.

  • What repairs, updates, or staging are needed to maximize appeal and minimize buyer objections? This may include decluttering, cleaning, fixing minor issues, neutralizing paint colors, and enhancing curb appeal (more below).

  • Get a read of the costs and logistics associated with selling, including legal fees, real estate commissions, and moving plans.

  • How will my home be marketed? Understanding the marketing plan—including professional photos, online listings, and open houses—is crucial.

  • What is the timeline for selling a home, and how flexible can a homeowner be with showing times and negotiation processes? Homes are staying on the market longer. Flexibility to allow showings will increase the likelihood of a sale.

  • What items or fixtures do a homeseller want to take with me versus what stays with the home? This should be clarified upfront to avoid negotiation complications.

  • What are the legal and documentation requirements? Gathering title deeds, surveys, repair records, and hiring a real estate lawyer is important.

  • How will offers be reviewed, and what is my approach to negotiations and counter offers?

Before listing a home, “pre-game” preparations such as renovations, landscaping, and de-cluttering are essential to enhance the property’s appeal and value. Sellers should consider these key aspects:

Renovations

  • Focus on cost-effective improvements that offer high return on investment, such as updating kitchens, bathrooms, and flooring.

  • Address any visible repairs like leaky faucets, cracked tiles, or peeling paint to present a well-maintained home.

These preparations make a strong first impression, often leading to quicker sales and higher offers. Planning well in advance and prioritizing affordable yet impactful upgrades can significantly improve marketability and final sale price.

April  2020:  

Happy Easter!  

I hope you and your loved ones are doing well and staying safe under the current COVID-19 world we are all living in. During these challenging times, the real estate market will be experiencing some significant turbulence. We will get through this, but during the next few months, the market will be entering uncharted territory. The sales numbers for the latter part of March began to slow, and so far in April, they have been significantly lower than in previous spring markets during this time. 

The April numbers will tell the story. Until then, below are the numbers for March, 2020. 

Listing Inventory:  

There were 2,252 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of March 2020, 7.5 % fewer properties than the total available at the end of March 2019 but a 5.9 % increase from the 2,127 active listings for sale at the end of February 2020. This inventory should continue to drop due to the slow down in the market. 

 Sales: 

A total of 608 properties sold in the Victoria Real Estate Board region this March, 5% fewer than the 640 properties sold in March 2019 but 8% more than the previous month of February 2020. Sales of condominiums were down 9.2 % from March 2019 with 178 units sold. Sales of single-family homes decreased 5.3% March 2019 with 305 sold. The slow down began in the third week of March. Prior to that time, the sales numbers were on par to be higher than March 2019.  

Average Prices:  

The Multiple Listing Service® Home Price Index benchmark value for a single-family home in the Victoria Core in March 2019 was $836,100. The benchmark value for the same home in March 2020 increased by 5% to $877,700, 1.1 % more than February’s value of $868,100. The MLS® HPI benchmark value for a condominium in the Victoria Core area in March 2019 was $507,700 while the benchmark value for the same condominium in March 2020 increased by 4.8 % to $531,900, 0.9 % more than the February value of $527,400. The uncertainty at this time is how prices will fare from April onward. Next month will be a significant month to gather data to try and interpret where the prices will be heading and how much COVID-19 will affect local and national and global pricing.

March  2020: 

Up until this week, the real estate market in Victoria was experiencing a strong start to the upcoming spring market. However, COVID 19 has changed all of that, specifically over the last 48 hours. I have been inundated with emails and calls from clients that are wondering which course of action to take right now. Escalating concerns over the COVID 19 news around the world and in our province and city have ground activities to a halt, and we are now navigating in uncharted waters to develop a safe plan to keep the real estate sector moving in the most practical way possible. We have never experienced this before. Unless you are in a must sell or must buy situation, it is probably a good idea to put your plans on hold until we can sort out the best logistics to market and sell properties in this environment. Most of my clients are now waiting to see how this plays out over the next few weeks or months. Our industry and office is working on the creating a safe environment to continue operating. It is definitely not business as usual, but we will continue to operate to assist you with your real estate needs as they arise during this time.  

In the meantime, let’s hope the virus gets under control fast, so we can all get back to our normal daily routines and enjoy our family time, work and socializing without the fear of contracting this virus. I know everyone is saying this, but make sure you practice social distancing, wash your hands well and try to reframe from touching your face. Stay safe. 

Below are some of the statistics for February 2020 

Listing Inventory:  

There were 2,127 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of February 2020, 4 properties fewer than the total available at the end of February 2019 and an 8.6% increase from the 1,958 active listings for sale at the end of January 2020. This overall inventory is still very low, and the market experienced some multiple offer situations for desirable properties last month and up until the last few days.  

Sales: 

A total of 563 properties sold in the Victoria Real Estate Board region this February, 33.7 % more than the 421 properties sold in February 2019 and 37 % more than in January 2020. Sales of condominiums were up 35.7% from February 2019 with 175 units sold. Sales of single family homes increased 23.7% from January 2020 with 271 sold. These are good sale numbers for February. March is now uncertain due to the dramatic market shift this past few days. 

Average Prices: 

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in February 2019 was $838,800. The benchmark value for the same home in February 2020 increased by 3.5 % to $868,100, 1.1 % more than January’s value of $858,500. The MLS® HPI benchmark value for a condominium in the Victoria Core area in February 2019 was $503,600 while the benchmark value for the same condominium in February 2020 increased by 4.7%  to $527,400, 1.2%  more than the January value of $521,000. The overall market has been quite stable up until this week, and the small price increase are a direct result of lack of listing inventory. The number of listings always increase in the spring, but everything has been turned on its head this week. It will be hard to say what will happen next in the market, and hard to predict how the market will react with pricing. We will know more in a few weeks when the March numbers come out. Let’s hope this COVID 19 gets under control quickly, so things can get back to normal. Stay safe everyone.

Happy Valentines Day !

February 2020:

It looks like Victoria is finally getting some reprieve from the heavy rain that has saturated our region over the last few months. The real estate market has continued to remain strong over the winter months and the current sales numbers are trending upward. If interest rates drop, which some are predicting, then the market may start to heat up this spring. This combined with the low listing inventory could lead to upward pressures on pricing in the coming months.

Below are some of the statistics for January 2019

Listing Inventory:

There were 1,958 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of January 2020, only a handful more than the total available at the end of December 2019 and a 4.8 per cent decrease from the 2,057 active listings for sale at the end of January 2019. If this lower than normal listing inventory level continues, then the market will begin to shift more towards a sellers market.

Sales:

A total of 411 properties sold in the Victoria Real Estate Board region this January, 24.9 per cent more than the 329 properties sold in January 2019 and 2.2 per cent more than in December 2019. Sales of condominiums were up 6.3 per cent from January 2019 with 118 units sold. Sales of single family homes increased 31.6 per cent from January 2019 with 200 sold.

Average Prices:

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in January 2019 was $846,900. The benchmark value for the same home in January 2020 increased by 1.4 per cent to $858,500, 0.4 per cent more than December’s value of $855,000. The MLS® HPI benchmark value for a condominium in the Victoria Core area in January 2019 was $500,500, while the benchmark value for the same condominium in January 2020 increased by 4.1 per cent to $521,100, slightly more than the December value of $520,700.

January 2020:

The Victoria Real Estate market is off to a strong start this year and should remain so throughout 2020. Sales are picking up, listing inventory is down, and the number of local and out of area buyers looking to move into our region is on the rise. This could lead to upward pressures on pricing in the coming months. Interest rates remain low, and the local economic indicators remain strong in our region with continued low unemployment levels in Greater Victoria. This all points toward another strong Real Estate year.

Below are some of the statistics for December and the year over year numbers for 2019:

Listing Inventory:

There were 1952 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of December 2019, a decrease of 18.6% compared to the month of November 2019, and a 1.8% decrease from the 1,988 active listings for sale at the end of December 2018. This low level of inventory is mainly due to the overall increase in the number of sales over the last 2 years, coupled with lower interest rates.

Sales:

A total of 7255 properties sold through the Victoria Real Estate Board this past year, slightly more than the totals in 2018. There were 402 property sales in December, 2019. This was 7.2% higher than the December 2018 numbers. Sales of condominiums were up 17.5% this December compared to December 2018.

Average Prices:

The Multiple Listing Service® Home Price averages for Single Family homes in the Victoria Core finished the year at $855,000, relatively unchanged from November 2019, but slightly down from the $860,400 at the end of December, 2018. The MLS® value for a condominium in the Victoria Core area ended the year at $520,700, up 3.5% from the $503,000 average in December 2018, and slightly higher than the November 2019 value of $517,000. As a result of the strong economy, low interest rates and low listing inventory, overall prices should remain stable or increase somewhat in 2020.

December 18, 2019

The holiday season is in full swing with only one week remaining until the Christmas break. The Real Estate Market is beginning to take a break as well and should remain slower until the New Year. Overall Sales were higher in November compared to 2018, and listing inventory continued to drop while prices have remained stable. This should result in an active Victoria market in the New Year and throughout 2020. In the meantime, I hope you find time to relax, enjoy the holiday season, and spend some quality time with friends and family over the next few weeks.

Below are some of the statistics for November, 2019:

Listing Inventory:

There were 2397 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of November 2019, a decrease of 9.3% compared to the month of October 2019, but a slight 2.3% increase from the 2,343 active listings for sale at the end of November 2018. This lower level of inventory is due to the overall increase in the number of sales this year, which should result in a continued strong market through the end of this year and into 2020.

Sales:

A total of 577 properties sold through the Victoria Real Estate Board this past November. While this total was 6.8% fewer than October, it was an increase of 15.9% from November 2018, which was a significant increase from the 498 sales a year ago. Single Family home sales increased 15.4% from a year ago to 308, while sales of condominiums were up 5.9% from November 2018 with 161 units sold. The current trend over the last few months has seen overall sales numbers significantly higher than 2018, and if this trend continues, then the market should remain strong throughout the rest of this year and into 2020.

Average Prices:

Currently, the Multiple Listing Service® Home Price Index benchmark value for a Single Family home in the Victoria Core is $855,400, which is down 1.2% from the November 2018 number of $865,800 and relatively unchanged from the $857,700 average for October, 2019. The MLS® HPI benchmark value for a condominium in the Victoria Core area in November 2019 was $517,000, which was 3.1% higher than the average price of $501,300 one year ago, and slightly higher than the $511,600 average in October 2018. Overall, pricing for Single Family homes and condos are remaining stable, and should continue in this pattern for the foreseeable future due mostly to continued low interest rates and lower listing inventory levels.
