<p>December is here, and the holiday season is rapidly approaching. I wish you and your family all the best over the holidays, and a prosperous New Year!<br />
The Victoria Real Estate market has remained stable over the last few months. Sales numbers dropped in November but that is typical as we near the end of the year. While interest rates are poised to remain unchanged in the coming months, and listing inventory on the higher side, prices continue to remain stable, which shows the resilience of the Victoria market. Not much is expected to change in the Greater Victoria market for the remainder of the year, and into 2026.</p>
<p><em>Below are some statistics for November 2025 throughout the Greater Victoria region</em></p>
<h3><strong><u>Listing Inventory:</u></strong></h3>
<p>There were 3,152 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of November 2025, a decrease of 7.9 % compared to the previous month of October and an 11.1 % increase from the 2,836 active listings for sale at the end of November 2024. Today’s elevated inventory is giving buyers exceptional selection, but it also puts pressure on sellers to price sharply to stand out. With roughly one in seven properties selling each month, proper pricing is essential for Sellers to attract viewings and offers.</p>
<h3><strong><u>Sales:</u></strong></h3>
<p>A total of 451 properties sold in the Victoria Real Estate Board region this November, 18.1 % fewer than the 551 properties sold in November 2024 and 26.9 % fewer than in October 2025. Sales of condominiums decreased by 36 % from November 2024 with 119 units sold. Sales of single-family homes decreased by 8.4 % from November 2024 with 241 sold. The sales numbers decreased considerable in November. Declining numbers towards the end of a year are not unusual, but with interest rates lower today than in 2024, this is unusual. The effects of the global and Canadian economic picture might be catching up with our local markets. The coming months should remain relatively unchanged, but it is hard to predict outcomes in these uncertain times.</p>
<h3><strong><u>Average Victoria Real Estate Prices:</u></strong></h3>
<p>The Multiple Listing Service® Home Price Index* benchmark value for a single family home in the Victoria Core in November 2024 was $1,313,900. The benchmark value for the same home in November 2025 decreased by 2.8 % to $1,276,700, down from October’s value of $1,280,100. The MLS® HPI benchmark value for a condominium in the Victoria Core area in November 2024 was $542,100, while the benchmark value for the same condominium in November 2025 increased by 2 % to $553,100, up from the October value of $549,000. Single-family home prices are not only lower than in 2024, but they also dipped slightly compared to October of this year. With inventory remaining high, sellers need to price accurately to capture buyer interest. Condo prices saw a small month-over-month increase, but condos continue to be more challenging to sell due to oversupply. Overall, prices across Greater Victoria have been relatively stable and are expected to remain this way for the foreseeable future.</p>

<p>Victoria real estate market has slowed slightly over the course of the summer, while listing inventory has increased over the last year, leaving more choice for Buyers while Sellers must price their properties correctly to attract interest.</p>
<p><em>Below are some of the statistics for August 2025</em></p>
<h3><strong><u>Listing Inventory:</u></strong></h3>
<p>There were 3,600 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of August 2025, a decrease of 2.8 % compared to the previous month of July and a 12.8 % increase from the 3,191 active listings for sale at the end of August 2024. This increased inventory is putting some downward pressure on prices.</p>
<h3><strong><u>Sales:</u></strong></h3>
<p>A total of 525 properties sold in the Victoria Real Estate Board region this August, 3.7 % fewer than the 545 properties sold in August 2024 and 22.8 % fewer than in July 2025. Sales of condominiums decreased by 16 % from August 2024 with 152 units sold. Sales of single family homes increased by 6.3% from August 2024 with 268 sold. Condos are struggling the most in this market. Single family sales numbers have actually increased from a year ago.</p>
<h3><strong><u>Average Victoria Real Estate Prices:</u></strong></h3>
<p>The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in August 2024 was $1,287,400. The benchmark value for the same home in August 2025 increased by 1.6 % to $1,308,100, down from July’s value of $1,338,800. The MLS® HPI benchmark value for a condominium in the Victoria Core area in August 2024 was $559,200 while the benchmark value for the same condominium in August 2025 decreased by 1.4 % to $551,300, down from the July value of $563,300. Overall prices are now only up 1.6% from one year ago and seem to have topped out in July as we are now seeing slight monthly drops in all sectors over the last month. The Bank of Canada is leaning towards dropping the overnight interest rate at the next meeting next week, so let’s hope this helps to prop up the market in the coming fall months.</p>

<p><strong>September  2020</strong>:</p>
<p>The Victoria Real Estate market was extremely busy throughout the month of August. Sales were almost 50% higher than the 2019 numbers, while prices held steady. The record low interest rates at this time, buoyed by the rush to make a move before the potential 2<sup>nd</sup> wave of the pandemic hits in the fall, have created a summer market unlike any that we have seen before. September will be a test as to the continued strength of the market as summer comes to an end, and schools re-open. The great weather is a bonus so enjoy it while it lasts!</p>
<p><em>Below are the numbers for August, 2020.  </em><em> </em></p>
<p><strong><u>Listing Inventory: </u></strong></p>
<p>There were 2,584 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of August 2020, 8.9 % fewer properties than the total available at the end of August 2019 and a 2.6 % decrease from the 2,653 active listings for sale at the end of July 2020. This drop in listing inventory combined with low interest rates will most likely keep prices steady.</p>
<p><strong><u>Sales:</u></strong></p>
<p>A total of 979 properties sold in the Victoria Real Estate Board region this August, 48.1 % more than the 661 properties sold in August 2019 and exactly the same total as the previous month of July 2020. Sales of condominiums were up 29.1 % from August 2019 with 262 units sold. Sales of single family homes were up 45 % from August 2019 with 509 sold. Single family homes have been the driver of this market surge over the last few months. Condo sales are up too, but there is a higher inventory of condos, so condos must be priced correctly to achieve a sucessful sale in todays market.</p>
<p><strong><u>Average Prices:</u></strong></p>
<p>The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in August 2019 was $849,500. The benchmark value for the same home in August 2020 increased by 4.7 % to $889,200,  2.3 % less than July’s value of $909,700. The MLS® HPI benchmark value for a condominium in the Victoria Core in August 2019 was $518,000, while the benchmark value for the same condominium in August 2020 decreased by 0.8 % to $513,900,  3.2 % less than the July value of $530,800. Prices of single family homes dipped slightly in August compared to the last month in July, but were up higher than the 2019 levels at this time a year ago. This is driven by the current increased demand for single family homes and the low interest rates. Condo prices are actually down slightly from 2019 levels, and as I mentioned above, they need to be priced right to obtain a successful sale.</p>
<p>In the meantime, enjoy the rest of the summer, and let’s hope the BC can start to re-flatten our curve so we can get back to the lower levels we experienced in the late spring. Stay safe!</p>
