The Victoria Real Estate market is approaching the end of the Spring market and the Summer market is just around the corner.  Not much has changed over the course of the spring as listing inventory has continued to increase while sales have remained flat. Overall prices have remained stable, but the market remains in favour of Buyers. Not much should change in the coming months with interest rates remaining unchanged by the Bank of Canada.

Below are some statistics for May 2026 throughout the Greater Victoria region

Listing Inventory:

There were 4,029 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of May 2026, an increase of 8.6 % compared to the previous month of April and an 8.4 % increase from the 3,716 active listings for sale at the end of May 2025. While a higher inventory is great for Buyers, it can make it very difficult for Sellers to attract interest on their properties unless they are priced very competitively. Any home that is priced too high will have difficulty selling in this market.

Sales:

A total of 713 properties sold in the Victoria Real Estate Board region this May, 5.9 % fewer than the 758 properties sold in May 2025 and 10.9 % more than sold in April 2026. Sales of condominiums decreased by 14.9 % from May 2025, with 188 units sold. Sales of single family homes decreased by 4 % from May 2025, with 385 sold. Sales numbers are lower than a year ago, and below seasonal averages for May, which is usually one of the busiest months in any given year in our market. This is contributing to the listing inventory increase.

Average Victoria Real Estate Prices:

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in May 2025 was $1,335,500. The benchmark value for the same home in May 2026 increased by 0.3 % to $1,339,000, down from April’s value of $1,339,100. The MLS® HPI benchmark value for a condominium in the Victoria Core area in May 2025 was $562,100, while the benchmark value for the same condominium in May 2026 decreased by 1.9 % to $551,400, down from the April value of $558,300. Prices are virtually unchanged from a year ago. However, with interest rates remaining unchanged, and inventory increasing, there could be a softening of prices in the summer months ahead.
