Victoria Real Estate Board Market Report – May 2026
The Spring Market in Victoria is well underway with sales picking up moderately. April started off slow but ended with stronger sales numbers. Our market is very resilient as prices are remaining stable, but there are downward pressures due to global uncertainty, higher interest rates and higher listing inventory. Buyers are in a strong position to negotiate on prices, while Sellers must price sharply to attract offers.

Below are some statistics for April 2026 throughout the Greater Victoria region

Listing Inventory:

There were 3,710 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of April 2026, an increase of 13.8 % compared to the previous month of March and an 8.3 % increase from the 3,425 active listings for sale at the end of April 2025. Inventory is still rising which could eventually put some downward pressure on prices, while listings are currently sitting longer on the market.

Sales:

A total of 643 properties sold in the Victoria Real Estate Board region this April, 0.2 % more than the 642 properties sold in April 2025 and 11.1 % more than in March 2026. Sales of condominiums increased by 5.9 % from April 2025 with 198 units sold. Sales of single family homes decreased by 1.2 % from April 2025 with 331 sold. While sales numbers are up slightly this month compared to the previous month, overall sales are considerably lower than historical seasonal averages for this time of the year.

Average Victoria Real Estate Prices:

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in April 2025 was $1,354,800. The benchmark value for the same home in April 2026 decreased by 1.2 % to $1,339,100, up from March’s value of $1,330,200. The MLS® HPI benchmark value for a condominium in the Victoria Core area in April 2025 was $562,900, while the benchmark value for the same condominium in April 2026 decreased by 0.8 % to $558,300, up from the March value of $553,800. While prices are up slightly from last month, overall averages remain below 2025 levels. With interest rates remaining unchanged this year, house prices should remain stable in the coming months.
